NO. We will Not be listing the home on the MLS. We are a home buying service that takes pride in a speedy and convenient home buying service. We do not have a need to list the home on the market to find us a buyer. We ARE the buyer.

Aside from condition other variables will come into play such as location, but our process is pretty straight forward, what kind of servicing was done to the property through the ownership, what current condition the property is in as well as what repairs or refinements need to be made to the property. Of course our interests and stipulations are not the only thing that matters here, we want to make sure that the price we are willing to pay is something that makes sense for both YOU and us. We understand that some properties will be in less than perfect condition and are okay with this, and in most cases as such the homeowners are simply grateful that we are willing to take the property on and get them paid in a timely manner with no unexpected twists or turns. Great question, in most cases we can expect a closing within 3-4 weeks of signing the purchase and sale agreement, however there are some cases which may take much less time, for instance 7-14 days or less. We pride ourselves in working on your timeline. When listing and selling with a real estate agent you can also typically expect to incur a fee of approximately 6% – 8% of the total sale price, between closing costs and realtor commissions. With us there are NO fees or ANY commissions. The most important thing here is that when a buyer puts your home under contract and goes to look for financing there is a chance that the sale will come to a stand still as they are in the process of acquiring funds to purchase your home, we dont require the bank’s capital so there is no Mortgage contingency.
